Sometimes, you need a survey when you least expect it, and don't know where to start- and that's okay! Below is a short guide to some of the different types of land surveying services we offer:
ALTA
An ALTA survey, or American Land Title Association survey, is a detailed land survey that shows a property’s boundaries, easements, and improvements on a map. It is sometimes required for commercial real estate transactions and is used to ensure that the title to the property is clear. The map includes specific details such as the location of structures, utilities, and any potential encroachments, and can contain topographic information as well.
Control
A control survey is a process used to ensure the accurate positioning and operation of machinery in construction and engineering projects. It involves the use of advanced technology, such as GPS and total stations, to gather precise data about the machine's location to help operators make informed decisions, optimize workflows, and enhance overall project efficiency. By conducting a machine control survey, teams can minimize errors and improve the quality of their work.
Subdivision
A subdivision survey is the process by which a parcel of land is divided into smaller lots. This type of survey involves mapping out the boundaries of the new parcels, as well as identifying any existing structures or features, in order to obtain permits and approvals from local authorities.
Boundary Retracement
A boundary retracement survey provides accurate measurement and marking of existing property boundaries based on public records. Depending on the complexity of the property boundary and the quality of the previous survey, we provide either a written report or a map to help you define your property lines for peace of mind and legal clarity.
Elevation Certificate
An elevation certificate survey is used to determine the elevation of a property in relation to the base flood elevation. This survey documents essential information for helping property owners understand their risk of flooding and comply with local floodplain management regulations and can sometimes assist in securing lower insurance premiums. The certificate includes details such as the property's location, the elevation of the lowest floor, and any relevant flood zone designations.
Topographic
A topographic survey is a detailed mapping process that captures the three-dimensional features of a specific parcel of land. It includes the measurement of elevation, contours, and the location of natural and man-made features such as trees, buildings, and roads. This type of survey is essential for construction, land development, and environmental planning and design.
